A Phoenix Gem in Arcadia Reimagined for the Present
This remarkable project in Arcadia Lite represents the heart of what we call mid-century modernization—the process of thoughtfully revitalizing a classic home while honoring its architectural roots. Located east of 44th Street and just south of Campbell Road, this 1950s-era home had served as a rental for years and was ready for a total transformation.
The homeowners came to us with a powerful vision: turn their vintage ranch into a fully functional, beautiful, and accessible retreat that would support both their daily lifestyle and long-term comfort. One of the homeowners lives with mild cerebral palsy, and both are passionate about food, entertaining, and indoor-outdoor living.
The Challenge: From Rental to Refined Retreat
Though the home had “good bones,” its layout was compartmentalized, dark, and disconnected from the lush backyard. The kitchen was small and enclosed, the living areas lacked flow, and the master suite was anything but restful. Aging infrastructure added another layer of complexity to this Arcadia home.
Their remodeling wishlist included:
- A chef-style kitchen with room to cook, gather, and connect
- Universal design features for accessibility and long-term use
- A serene and spacious master suite
- Seamless access to the backyard
- Enhanced natural light, energy efficiency, and functional storage
The Transformation: Thoughtful Design, Elevated Living
We approached the project as a full mid-century modernization and addition in Arcadia, bringing every aspect of the home up to date while preserving its vintage charm.
Structural Layout:
- We designed and constructed a 500-square-foot rear addition to house a new kitchen, great room, and master suite.
- A shed roofline was introduced over the addition to accommodate clerestory windows and vaulted ceilings—ushering in light and volume.
- Multi-slide glass doors were added in both the great room and primary bedroom, connecting indoor spaces to a newly landscaped backyard.
Interior Reconfiguration:
- The original kitchen space was converted into a custom wet bar, ideal for entertaining.
- We created a large, open-concept great room with clear sightlines from the entry to the backyard.
- The primary suite was designed with comfort and accessibility in mind, complete with built-in furniture niches and a tranquil color palette.
Kitchen Design:
- At the heart of the new layout is a chef-grade kitchen featuring:
- A central island with prep sink
- Professional-grade appliances
- Slab-front cabinetry with smart storage
- Quartz countertops and undercabinet lighting
Bathroom & Accessibility:
- The primary bath includes:
- A zero-threshold walk-in shower
- Dual showerheads, bench seating, and grab bars
- Floating vanity with accessible storage
- All hallways and clearances were widened for mobility, and threshold transitions were smoothed throughout.
Utility & Storage Upgrades:
- The laundry room was outfitted with dual full-size refrigerators, a folding counter, tall pantry storage, and practical utility sinks.
- New energy-efficient windows, upgraded insulation, and LED lighting systems improve performance and comfort year-round.
The Result: Award-Winning Mid-Century Modernization in Arcadia
This project earned the Contractor of the Year Award in the “Residential Addition Over $250,000” category from the National Association of the Remodeling Industry – Greater Phoenix Chapter. It reflects the best of mid-century modernization: architectural sensitivity, purposeful upgrades, and elevated livability.
